One replacement placement service may be provided without another $665 placement fee for a qualifying Compass-placed tenancy under the written terms.
Eviction Coordination Service
Up to $3,000 in direct approved attorney invoices and court filing fees for one qualifying California nonpayment eviction matter involving a Compass-placed tenant.
Animal-Related Repair Service
Up to $1,000 in direct approved vendor payments for qualifying animal-related physical repair services, after required recovery steps.
No Qualifying Rent, No Management Fee
No management fee in a rental month when no Qualifying Rent successfully clears; separate earned fees and third-party costs may still apply.

Each service commitment must be selected and activated. Eligibility, deadlines, documentation requirements, exclusions, usage limits, direct-payment or fee-credit rules, and maximums apply.

Of rent actually collected, with a $150 monthly minimum only when rent is collected.

Standard rate described in the offer, with a $195 monthly minimum. Portfolio-specific proposal terms may vary.
For qualifying new residential owners. Agreement must be signed by December 31, 2026 and remain in effect through December 31, 2027. A 60-day written notice is required to end effective January 1, 2028. Placement, renewal, repairs, legal costs, and third-party expenses remain separate. Written terms and exclusions apply.
